General Terms & Conditions for Flat Fee MLS Pricing:

The Flat Fee MLS listing services offered by DMT Realty Broker and its affiliated brokers are subject to the following terms and conditions:

  1. Pricing structure & validity:
    – Flat fee pricing applies to homes within the $500,000 – $5,000,000 range across all available service areas.
    – Prices range from $10,000 to $23,000, depending on the selected Flat Fee MLS Listing Plan and home price tier.
    – Pricing is subject to change without notice based on market conditions, service updates, and operational costs.
  2. Higher-valued homes & potential savings: Flat Fee MLS services may provide potential commission savings, particularly for homes at higher price points. However:
    – “Higher-value” is relative—actual savings depend on property value, plan selection, and market conditions.
    – For homes priced closer to $500,000, the flat-fee model may be comparable to traditional commission-based costs.
  3. Potential savings disclaimer:
    – Savings estimates are based on comparing flat-fee pricing to a traditional 3% listing commission.
    – Actual savings depend on buyer’s agent commission, final sale price, and other transaction costs.
    Example:
    – A $1,500,000 home listed with the Premier Plan ($16,000) could save $29,000 compared to a 3% traditional listing commission.
    – Final savings vary based on negotiations, market demand, and additional service selections.
  4. Included services: Flat-fee pricing covers only the specific services listed in the Basic, Plus, and Premier Plans.
    – Additional services beyond the selected plan may be available at an extra cost.
  5. Limitations and additional costs: The Flat Fee MLS Listing service does not include:
    – Buyer’s agent commission (if offered, it is paid separately by the seller)
    – Escrow fees, title insurance, or closing costs (unless otherwise agreed)
    – Services beyond the selected plan (e.g., additional marketing materials, custom services)
  6. Homes below or above the $500K–$5M range:
    – The flat-fee pricing model applies to homes between $500,000 and $5,000,000.
    – Homes below $500,000 or above $5,000,000 may require a customized listing plan and adjusted pricing.
  7. No guarantee of sale: DMT Realty Broker provides MLS marketing, transaction support, and professional brokerage services, but:
    – We do not guarantee the sale of a property, a specific timeframe, or a final selling price.
    – Market conditions, pricing strategy, and buyer demand may impact results.
  8. Compliance & legal terms:
    – All services comply with California real estate laws and regulations.
    – DMT Realty Broker is not responsible for market fluctuations or external factors affecting a property sale.
    – In case of a conflict, the signed listing agreement takes precedence over this disclaimer.
